In recent months, I’ve shared advice about how filing an insurance claim won’t automatically increase your premiums or get you dropped (non-renewed) by your insurance provider. With Hurricane Milton claims approaching their deadline, I want to add another important point to the conversation.
Before Hurricanes Milton and Helene made landfall, many insurance carriers sent letters to homeowners claiming that their roofs were uninsurable and that they would have to replace them out of pocket in order to maintain coverage. These letters seemed alarming and confusing, but what I found was: the insurance companies were trying to convince the public into thinking they had to pay for a new roof themselves. In reality, the insurance company owed you for the roof repair or replacement.
The good news? ALL of my clients who reached out to me after receiving these letters ended up getting their roofs fully paid for by the insurance company. In fact, and through my experience, those letters weren’t an indication that you needed to pay out of pocket; they were, in essence, an admission from the insurance companies that they owed you a new roof. It’s as if the insurance companies were trying to get away with not paying what they were actually responsible for.
WHAT’S COMING NEXT?
Now, here’s where things get tricky: those letters will likely start showing up again once the deadline for filing hurricane-related claims has passed. Insurance companies are hoping you won’t file your claim, and once that window closes, they’ll send out these letters to try to pressure homeowners into thinking they have to pay for their own roof repairs and with the window closed, it will be difficult to obligate the insurance companies to pay for your roof.
